VAT-Inclusive Price Calculation: Get the Net in One Division

How to extract the net price and VAT amount from any VAT-inclusive price, with the exact formula and examples at 19%, 20% and 21%.

The one-division formula

When a price already includes VAT, the net is the gross divided by one plus the rate. The VAT is whatever is left over.

Net = Gross ÷ (1 + rate ÷ 100)

VAT = Gross − Net

Examples at common rates

Gross priceRateNetVAT inside
€1,21021%€1,000.00€210.00
£60020%£500.00£100.00
€59519%€500.00€95.00
€1077%€100.00€7.00

Why subtracting the rate fails

Subtracting 20% from £600 gives £480 — but the true net is £500. The error happens because the percentage now applies to a bigger base. Always divide by 1.20 (or 1.21, 1.19) instead.

Quick answers

How do I find the net from a VAT-inclusive price?

Divide the gross price by 1 plus the rate as a decimal: 1.20 for 20%, 1.21 for 21%, 1.19 for 19%.

How much VAT is inside €1,210 at 21%?

€210. The net is 1,210 ÷ 1.21 = €1,000, so the VAT is the €210 difference.
